How a UK limited company with complex ownership, including an overseas family trust, successfully refinanced £748k after being declined by another lender.
When property investment involves intricate structures like trusts and interlocking corporate ownership, securing finance often becomes a significant challenge. This case study illustrates how Lime Finance Solutions successfully navigated a complex overseas trust ownership structure to secure a substantial refinance loan in November 2025.
The client was a UK-based limited company. However, the underlying ownership structure was highly complex. The company was owned by another business and a family trust that was based overseas. These structures are becoming more common among professional landlords.
The company owned several properties and urgently needed to refinance to repay their existing lender. The existing lender no longer wished to provide trust-based lending, creating pressure for a quick solution.
The finance request involved three properties in North London, all of which were let out and tenanted. Funds were required on an interest-only basis.
While timescales were important, the biggest issue was overcoming the complex ownership structure, which severely limited the finance options open to the client. We also needed to provide confirmation to the current lender regarding the progress of the refinance.
The client had already experienced difficulty, having been declined by a previous lender at a late stage.
Lime Finance Solutions’ strategy focused on meticulously clarifying the ownership:
This approach cleared the way to get the finance completed.
The complex refinance was successfully completed in November 2025, securing a total loan of £748k. This outcome highlights that even highly complex, multi-layered ownership structures can be financed when clear documentation and specialist expertise are applied.
Q1: What was unusual about this client’s ownership structure?
The client was a UK limited company, but its ownership was held by another business and a family trust based overseas. The underlying ownership was complex and required significant time to understand and clarify.
The company’s existing lender no longer wanted to provide finance for trust-based lending.
The biggest issue was overcoming the complex ownership structure, which limited the options available to the client.
We used a solicitor who understood trust ownership to avoid common issues. By being very clear and detailed on the ownership, we provided the comfort required by the new lender.
A total loan of £748k was completed in November 2025.
